As we move through summer, many people have been asking us the same question:
"How's the market?"
The short answer? The Whistler and Pemberton markets have remained remarkably steady through the first half of 2026. While sales activity has been similar to last year, one theme continues to stand out: inventory remains limited, especially in some of the most sought-after property types.
Here's what we're seeing...
Whistler Real Estate Market
Overall, the first six months of 2026 looked very similar to the same period in 2025. Sales were down just 7% year over year, which is a relatively modest shift considering the limited number of properties available. The biggest story continues to be inventory.
At the end of June, there were 265 active listings in Whistler compared to 284 at the same time last year. Chalet inventory saw the largest decline, dropping 17%, while condo inventory also fell slightly. Townhome inventory remained almost unchanged.
When buyers have fewer properties to choose from, many simply wait for the right opportunity instead of compromising. Despite lower inventory, condos performed well, with sales increasing by 13% over last year. Chalet sales also remained steady, while townhomes and shared ownership properties experienced fewer transactions.
What We're Seeing on the Ground
Statistics only tell part of the story. This summer we've noticed more buyers touring properties and reaching out with questions than we did earlier in the year. Tourism remains strong, and many visitors are beginning to explore what owning in Whistler could look like instead of simply booking another vacation.
If inventory improves heading into the fall, we expect that pent-up buyer demand could translate into increased sales activity.
Pemberton Real Estate Market
Pemberton continues to attract a wide variety of buyers. Some work locally, others commute to Whistler, and many are drawn by the larger properties, quieter lifestyle, and comparatively affordable prices. Because it's a smaller market, even a handful of sales can make year-over-year statistics appear dramatic.
Inventory increased during the spring, particularly for single-family homes, acreages, and townhomes. Single-family home sales also increased compared to last year, while condo sales remained strong throughout the first half of 2026. Vacant land continues to attract interest, suggesting buyers remain confident in the area's long-term growth.
As always, summer tends to be a slightly quieter season as families focus on vacations and enjoying everything Pemberton has to offer. For buyers, that can create opportunities with less competition. For sellers, it simply means being patient while waiting for the right buyer.
What This Means for Buyers
If you've been waiting for more inventory, you're certainly not alone. While selection remains limited in some categories, we're beginning to see more listings come to market and buyer confidence improving. Having financing in place and understanding your options before the right property becomes available can make a significant difference.
What This Means for Sellers
Well-presented homes continue to attract attention. With inventory remaining relatively low across several property types, sellers still benefit from reduced competition. Pricing correctly and preparing your property properly remain two of the biggest factors in achieving a successful sale.

A Few Important Reminders
There are several regulations buyers and sellers should continue to keep in mind:
- The Foreign Buyer Ban does not apply in Whistler or Pemberton.
- Changes to the Residential Tenancy Act have introduced new rules for tenant-occupied properties, including longer notice periods and updated landlord requirements.
- The BC Home Flipping Tax applies to many residential properties sold within two years of purchase.
- New provincial legislation around Small-Scale Multi-Unit Housing (SSMU) may affect redevelopment opportunities on some properties.
